Home Information pack providers are in there plenty as search on 'HIP Providers' on the internet will show you a wide choice of prices and services so how do you know which one to select? As we all know cheapest is not always mean the best service with some providers quoting a prices that do not include the full HIP.

The government define what they should do:

"Home Information Pack providers collect together the necessary information and produce Home Information Packs (HIPs). If a HIP provider is not an estate agent, then the handling of a complaint depends on whether they subscribe to an industry code of standards such as the HIP Code"

Some questions to ask your Hip Provider

  • Will your HIP provider be able to guarantee compliance with complex regulations?
  • How long will it take to produce a HIP
  • Show me an example of your HIP
  • Will the HIP link in to the conveyancing process?
  • Is the HIP transferable if supplied by an estate agent
  • What fees will you incur if an agent supplies one ‘FREE” of charge and you decide to find another estate agent
  • Will your HIP provider be able to supply the Energy Performance Certificate (EPC) and voluntary Home Condition Report (HCR)
  • Can you incorporate your own existing suppliers?
  • Will your HIP provider be able to advise on legal issues surrounding the HIP and/or property in question?
  • What is the bottom line are there any additional costs?
  • Will the HIP provider take care of archiving and government database registrations?

HIPs provide key information needed by buyers and sellers at the very start of the home-buying process, making transactions more efficient and less likely to fall through between offer and exchange. HIP documents give consumers a clear, up front picture of what they are buying and selling.

The HIP is made up of required (compulsory) and authorised (optional) items.
There shouldn't be any marketing or advertising material in the pack, so make sure it contains official information only.

From 6 April 2009, the HIP must be available and contain the following documents on the first day a property is put on the market:

  • Home Information Pack Index
  • Property Information Questionnaire (PIQ)
  • Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
  • sustainability information (required for newly built homes)
  • sale statement
  • evidence of title

If the following documents are unavailable when marketing begins, they should be added to the HIP as soon as they are available. These documents must be included within 28 days of the date the property was first placed on the market:

  • standard searches (local authority and drainage and water)
  • a copy of the lease for leasehold properties
  • commonhold documents, where appropriate

Founded in 2005 by a number of key players in the emerging market, the Association of Home Information Pack Providers (AHIPP), was set up to ensure that there would be proper representation for those companies who will be at the heart of a new industry. Full membership is open to those involved in the production and collation of Home Information Packs (HIPs), with Associate and Affiliate membership available to other interested organisations.
