London housing market is one of constant regeneration many of the areas of London that were run down have now been developed into new housing or updated into fashionable areas to live. Seemingly driven by house prices predicting where Londoners will next want to live can be a very profitable business. Dock lands is a good example of regeneration whilst fashionable areas such as Clapham and Nottinghill are good examples of gentrification.
London will have to find houses for a further 750,000 people over the next ten years – that’s around 400,000 homes, or a borough a year. A 2002 GLA strategy document stated: ‘London’s population has risen regardless of business cycles… there is no reason to assume that future changes in the economic climate would act as a brake on population growth.’ Assuming that is correct, how will all these people afford to buy if prices don’t drop drastically?
