Scottish Home Reports Receive Thumbs Up

It is now one year since the mandatory requirement for home owners selling a property in Scotland to possess a Home Report. They have been given a positive reception the Royal Institution of Chartered Surveyors Scotland while private sales website reports continued confusion amongst home sellers

The Home Report which consists of three main documents: the Energy Report, Single Survey and Property Questionnaire. The Single Survey contains an assessment by a surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs. The Energy Report contains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.

The Property Questionnaire is completed by the home seller and contains useful information for the potential buyer covering information about the home, such as Scottish Council Tax banding and factoring costs that will be useful to buyers

Scottish government figures show more than 75,000 of the reports - which combine a building survey, an energy report and a property questionnaire - had been completed.

And the Royal Institution of Chartered Surveyors Scotland said the home reports could be used as a "marketing tool" for sellers to attract potential buyers.

Private sale website The Little House Company stated that people selling a property in Scotland were still confused about the law and the Home Reports. Director Nicholas Marr “ The number one question for Home Report buyers is how long do the home reports last once along with do I need a report if selling without an estate agent. There is also confusion why Home report prices differ according to price when England & Wales Home Information Packs can be bought for lower fixed prices


In a survey of 10 of Scotland's biggest firms, the institution found that most said the reports "had not hindered" the recovery of the housing market.

Seven firms said the home report had "no impact" on the number of homes being put up for sale and two said more sellers had been enticed on to the property market.

Graeme Hartley, director of RICS Scotland, said the reports offered " There is no doubt in my mind that the home report has benefited buyers and sellers in the past 12 months. More about Scottish Home Reports
