With Redtray’s investment and technological expertise, The Little House Company will now fulfil its vision of becoming the number one private homes sales website in the UK.
The Little House Company has been used by private individuals to sell their homes since 2000. Nick Marr, CEO of Marr International Limited (a Global Property Marketing Company) took over the company’s leadership in February 2009. Marr International also runs the overseas property website Homesgofast.com which is ranked in the top 20 global property portals.
Redtray rose to 16th position in The Sunday Times Microsoft Tech Track 100 from 23rd in 2007. Its expanding client base and aggressive sales drive has boosted sales 117% a year from £759,000 in 2004 to £7.7m in 2007.

In the UK, 80% of all property buyers use the internet to search for their next home. Nick continues, “We anticipate that private home sales will expand as purchasers become more accustomed to searching both estate agent and private sales web sites when looking for a new home.”

The Little House Company is already the most established private property sales website in the UK with thousands of homes listed for private sale. It offers vendors a commission-free way to sell their property without using an estate agent. The website also contains a wealth of information on HIPs, home-staging and valuing a property.
In March this year, the company reported a 30% increase in sales compared to March 2008 following the BBC TV Show “Axe the Agent?”. This surprise leap in sales in a depressed housing market indicates the huge potential of this new method of selling a property which completely excludes the services of an estate agent.
Vendors simply pay £89 for the standard service or £135 for the multi-list service and upload details of their property. There is no commission or additional charge when the property is sold and there are no time limits or surcharges. All prices include VAT. Vendors may also choose to pay £549 for the All in One Package which takes care of all the vendor’s legal documents including the Home Information Pack and Energy Performance Certificates and includes 20 professionally taken photos, advertising on hundreds of websites and a bespoke For Sale Board to put outside the property (with a low call national 0844 phone number if the vendor does not want their private phone number displayed).
The Little House Company offers high security for vendors’ personal data and card processing as well as 24 hour monitoring in a dedicated data centre. The website itself is easy to use, well-designed and updated automatically minute by minute.
Nick Marr comments, “Estate Agents do offer a number of benefits to those selling a property including arranging viewings and following up buyers for feedback, writing the property descriptive details and keeping tabs on the progress of exchange of contracts. But do people actually need someone else to provide these services? The law doesn’t require any of these functions to be carried out by an estate agent. When an offer has been accepted, the vendor simply passes the details straight to their solicitor who does all the necessary legal work.”
He continues, “Our challenge is to change people’s mindset so they realise that they can sell their property themselves just like they would a car or a piece of furniture! Selling your own property is incredibly empowering and of course saves a huge amount of money on agents’ commission. All vendors need to consider is whether the amount they would have to pay an estate agent is worth what they may save in time, convenience and personal effort.”
Marr concludes, “In most cases you can sell with us and an estate agent. We advise all house sellers to add a clause to their estate agents contract, confirming that no agency commission is due on a private sale. This allows sellers the choice to try and sell their homes themselves and could also be an added incentive for an agent to work harder for their money."
